The Energy Performance Certificate or as it is known energy certificate or PEA is the classification of your property (building or building unit - apartment) in relation to energy consumption and energy losses. These concepts may seem close, but practically their meaning is different.
By energy consumption, energy inspectors mean what they spend in any form of energy (oil, electricity, solar energy, etc.) heating and cooling systems to maintain constant temperatures inside the house or for other uses. The concept of energy losses includes systems such as the lack or insufficient insulation of the house's walls, old-style frames, etc. which instead of helping to maintain constant temperatures, have a negative effect on it. The PEA classifies the building if it is a single-family house or if it is to be issued for the entire apartment building and the building unit that makes up the individual apartment in the corresponding energy class based on the electronic systems of K.EN.AK.K. and also suggests some interventions to improve this class and the large if any energy consumption. In the event of a new lease or transfer of your property, the PEA is an essential document. Especially if you are going to rent your apartment, it is good to have the energy efficiency certificate issued before registering your ad, as many tenants now take it into account, either positively or negatively. It is worth noting that as in every property lease, the protocol number of the PEA must be written on the private or notarial lease document, it is important that the energy certificate is issued either before the search for a new tenant or before the contract is signed. |
