The Small Scale Building Permit is a simpler process than the Building Permit, with fewer supporting documents. It is applied in specific cases, and requires an Engineer's Technical Report and sometimes drawings and sketches. However, in some cases it can become equally time-consuming.
Applications for the approval of small-scale construction works are submitted electronically to the information system provided for in article 33 of Law 4495/2017, under the responsibility of the submitting engineer, and the approval is issued automatically, immediately after the electronic submission of the required supporting documents, studies and data. With the same electronic application, more than one work may be carried out, provided that all supporting documents provided for each of the requested works are submitted as attachments to the application. Small Scale Building Permits are permitted: a. in legally existing buildings, as defined in par. 1 of article 23 of Law 4067/2012 (Government Gazette 79 A'), b. in buildings or parts of buildings that have been subject to any law exempting from the demolition or regularization or regulation of arbitrary constructions (such as Law 3775/2009, Law 3843/2010, Law 4014/2011, Law 4178/2013 and Law 4495 /2017) and have been definitively exempted from demolition, or have submitted a definitive statement of settlement, or have suspended the relevant procedure and have paid thirty percent (30%) of the uniform special arbitrary fine and c. in buildings to be taken by road as long as it concerns the works of cases h, m, s and k of par. 2 of article 29 of Law 4495/2017. In the case of plots to be taken by road, when works are requested on their part that is to remain after the road accuisition, these are allowed as long as the accuisited part is assigned to common use and the deed of assignment should be presented as a special supporting document. Categories of Small Scale construction work: For test sections of the soil and excavation. For the installation of prefabricated houses, where special programs cover the housing needs of disadvantaged and special population groups or the self-housing of returnees For pumping installations and buildings with the absolutely necessary dimensions for their housing. For the construction of underground cemetery facilities, such as a crucible, submersible buckets and a water tank, with a maximum area of twenty-five (25.00) sq.m. and up to four (4.00) m deep, served by external compact engine room systems, if required, and provided that the height of the structures at no point exceeds one (1.00) m. from the final ground level. Installation of temporary constructions of par. 74 of article 2 of Law 4067/2012 in public areas, and until the issuance provided for by Article 21 of Law 4067/12 Min. Decision. For the construction of an elevator and the necessary interventions - works for its completion and operation, in accordance with paragraph 2 of article 27 of Law 4067/2012 (Government Gazette 79 A' and in off-plan areas in legally existing buildings, which do not have an elevator and at the time of their construction, its construction was not mandatory according to the regulations in force at the time, or in buildings that have an elevator with internal dimensions of the cabin outside of ELOT - EN 81-70 specifications, or in buildings where the elevator stops must be extended in order to serve people with disabilities or people with disabilities, the above conditions also apply to the areas outside the building plan. For fencing with rough construction, such as barbed wire, on undivided plots in planned areas. For the construction of a single stone-built warehouse, with an area of up to fifteen square meters (15 sq.m), per cultivated farm regardless of any existing main building with the following conditions: a) the farm must be at least 1000 sq m b) the warehouse must be stone-built (the concept of a stone-built warehouse includes any type of load-bearing masonry, such as optical brickwork, etc., without the use of reinforced concrete) c) total height with the roof up to 3 meters, d) at a distance of at least 5 meters from the boundary of the property. For the construction of stoves and ovens with their chimneys. For the construction of fireplaces with their chimneys in horizontal properties with residential use. For roof reconstruction. For the functional consolidation of premises in accordance with paragraph 5 of article 23 of Law 4067/2012, as valid in conjunction with Nos. 13448/16-3-2012 and 13451/163-2012 Ministerial Decisions (Government Gazette A.A .P 116/9.10.2012). For the addition of an area of up to five (5) square meters, exclusively for reasons of hygiene and use, in buildings existing before January 31, 1983, in stagnant settlements and in settlements before 1923 or in settlements of less than two thousand (2,000) inhabitants , without requiring evidence of building legitimacy. for the installation of antennas, except antennas for receiving radio and television signals as well as antennas for radio communication and mobile telephony. For PV system installation works, for which the issuance of a small-scale building permit is required. For wind turbine installation works, the data provided for each time by the special provisions and regulatory acts and a work budget where required, calculated in accordance with Appendix B of Law 4495/2017, are submitted. Small Scale Building Permits are valid for one (1) year from their issuance, with the possibility of revising their validity for an additional (1) year. |
